Mille Lacs Corporate Ventures (MLCV) held a grand opening ceremony on July 20 to showcase completion of the first construction phase of Lady Luck Estates. This 28-unit townhome development will provide quality, affordable housing for hardworking families in Hinckley, Minnesota.

To commemorate this milestone, a Princeton Elm tree was planted to signify growth of the neighborhood. Representatives from project partner Travois, investor Red Stone Equity Partners, and elected officials of the Mille Lacs Band of Ojibwe participated in the ceremony.

 

 

Shingobee’s involvement with the project started in the pre-construction phase. The original project bids were over budget, so Shingobee’s team worked with the owner and their consultants on value engineering ideas and scope changes to bring the project in alignment with the budget. After several months of hard work, the project was able to move forward in time to qualify for tax credits, which required the completion date to remain the same as originally planned, condensing the schedule.

 

Shingobee Builders started construction of the townhome development in October 2017, and worked through the winter to keep the project going. Two buildings have been completed to date, and residents were able to move in August 1. Eight remaining buildings will be completed later this fall.

 

When complete, Lady Luck Estates will feature 28 two- and three-bedroom units (ranging from 1,650- 2,052 sq. ft.). Each unit features amenities such as Energy Star appliances, washer/dryer, central air conditioning, garage(s), and access to a central playground area. Two units will accommodate tenants with physical disabilities, with at least one constructed to be fully handicap accessible. In addition to serving income-qualified families, four units will provide housing for previously homeless families.

 

 

The development is closely connected to other important resources and is strategically located to help minimize transportation costs. The new homes are located within walking distance of the public transportation stop in Hinckley and are adjacent to another MLCV-developed project, which includes a health clinic, pharmacy, optometric services, and physical therapy services. It is also within walking distance of a second health clinic, restaurants, employment options, and a movie theatre. The project site is just over a mile from the Grand Casino – a major employer in the area.
